5. Do you have any collections accounts on your credit record from utilities companies?
Screening is $35 per applicant whose income is used to guarantee the lease. More than one individual's wages may be considered to meet the income requirements. Each person must be screened and pay the application fee. Application / screening fees are nonrefundable. Payment does not guarantee approval. Unqualified applicants are not entitled to a refund, so please review the questions above and discuss with the agent.
Screening is handled on a first-come, first-served basis. Applications are "complete" when we have the following:
Current photo ID provided
Satisfactory income documentation has been provided ex: last two months of pay stubs (no screen shots, must be original); bank statements if not on payroll
Application fee is paid $35
Information release is signed, granting permission to request tenant verification from prior landlords
Tenancy verification from prior landlords has been completed and received in our office
Once an application is approved, a lease is not guaranteed. Inaccurate, false or misleading statements made verbally or on the application is considered fraud and will result in denial.
Once approved, an applicant can secure the property by submitting a security deposit. There may be more than one approved/qualified applicant. We reserve the right to offer a lease to the applicant(s) prepared to move-in and pay rent the soonest. Time is of the essence. If you are approved but move-in fees are not paid in a timely manner, your approval may be transferred to another qualifying property or remain on file for upcoming vacancies.
