Basic requirements are:
1. Proof of income of approx. 2.5x the rent.
2. Excellent verifiable rental history.
3. No evictions within the last ten years.
4. Good credit above 600 that shows responsible spending.
5. No debt to landlords or utility companies.
6. Negotiations will be made about pets and other items as needed.
7. No bankruptcies within the last three years.
8. We only lease homes for 12 months or more.
9. Leases start no more than 2-3 weeks after the date of accepted application (depending on the time of the month).
10. The payments needed up front will be pet fees, a full month's rent and the security deposit which is equal to the first month's rent. If you move in mid month, the prorate will be due the second month.

Perched on a small hill overlooking Catoosa Rd and the surrounding mountains you can pull up either side of the wrap around gravel driveway, designed for plenty of parking and towing trailers. Entry is best in the back door, through the useful enclosed mudroom porch, where the laundry/utility room that leads into the bright open Kitchen with ample counter space. You have the breakfast bar top in the Kitchen or plenty of room for a table in the Dining area that is shared with the Livingroom space. Head down the hallway you will find the first Bedroom on the left. Bedroom 1 would make a great space for a younger person or a large office. Continue on the right of the Hall you will find the full main bathroom with extra storage behind the door. Bedroom 2 is larger than the first with a custom shelf in the over sized closet. The main bedroom, as expected, is the largest with a walk-in closet and its own private full bathroom. Head back down the hall, through the Livingroom, to the enclosed front porch, to catch beautiful sunsets on the hanging bench swing.
